white timber paneled walls and
other details, such as staircases
and balustrades of timber with the
objective of creating a simple and
classic whole.
It is the intention of the planning
authorities and will of the public
that this area be developed as
mixed land-use, with flats and a
harbour for yachts and small fishing
and leisure boats. City authorities
own most of the open area around
the building. Tall buildings in the
neighbourhood indicate that new
local plan will probably permit more
floors on top of the New York
building.
The view from the roof of the build-
ing is second to none and a
2,500m2 building of steel and glass
has been designed on the roof with
25 more flats and the structural
load of the building strengthened
with this in mind. It is intended that
the roof garden will be moved to
this new top floor, which will pro-
vide a common space for the
inhabitants and guests of the build-
ing, including sauna, Jacuzzi, run-
ning track and a party and confer-
ence area. The existing roof would
continue to be used as an outside
recreation area and the interior
space of the first floor heightened.
The harbour areas of near cities like
Oslo (Ackersbrygge), Copenhagen
(Nyhavn) and Stockholm (Gamle
Stan), New York (Battery Park) have
all been developed in the same way
from being washed-out leftover
spaces to become the most in-
demand and valuable areas of
these cities. Here the
Ackersbrygge in Oslo stands out.
Its plan and buildings are new; the
development took a short time and
is liked by most people. Everything
that takes place in Scandinavian
cities eventually finds its way to
lceland. ■
